NextHome Priority Supports Humane Society!

NextHome Priority held a rummage sale and grill out during the Annual Park Ridge rummage sales on Saturday, May 11. Rummage sale items were donated by the Realtors and Staff of NextHome Priority, their friends and family, along with a generous donation of items and clothing from Nice as New.

The first 100 shoppers received a canvas tote bag from NextHome Priority. Each shopper was told they could fill the bag with items for a suggested donation of $10; however, they could give as much or as little as they wanted or could. During the rummage sale we also hosted a grill out. Nice as New provided the meat and Sunrise Ave. Cookies provided 100 decorated sugar cookies- the cookies were marked as a suggested donation of $2/each.

The rummage sale and grill out was a HUGE success- thanks to our very supportive donors and community. NextHome Priority was able to make a $1,000 donation to the Portage County Humane Society. We are proud to live here, work here and support different charities in our community. Our next event will be at Walk for Wags on Sunday, July 9. We’ll be celebrating our mascot, Luke, turning 5 years old. We will have a cake, photo booth by Splendid Photography by Serena and cookies and bars. Suggested donations will be collected and given to the Portage County Humane Society.

Benefits of Buying Land & Building Your Dream Home!

Lower Maintenance Cost

Typically when buying a home there will inevitably be things that need to be fixed or updated due to normal wear and tear. Oftentimes the entire scope of maintenance required on a house isn’t even fully realized until at least an entire year is spent in that home.  When buying land and building, everything is brand new – you will know exactly how and to what extent things are used over time. Also, with new homes, new appliances often come with warranties giving the owners a peace of mind. New homes are often built more energy efficient which will save you money on utility bills as well.

With new construction, you won’t have to choose between updating the carpeting or the cabinetBuying Land, Buildings as everything will already be move in ready and with all of the finishings that you choose! Whether having a large entertaining space or perhaps large closets are your priority – with a custom-built home you are able to pick the layout that best suites you and your needs saving you money from having to remodel a home down the road.  You also do not have to compromise on either the lot or the home, you can find the lot that gives you the yard you desire and then build the house you want. This is possible when buying a pre-existing home, but oftentimes more challenging.

AvailabilityBuying Land & Building

Finally, especially in a market like the current one where homes are selling fast, oftentimes with multiple offers, there is less competition with buying land and building. You can take your time to assure that the location is right and that all the details are how you want verses jumping into an emotional decision quickly.

While there are pros and cons to both buying a house as well as custom building one, if you are looking for more insight on which option is best for you be sure to give us a call today or view our land available for purchase!

For Sale by Owner vs Real Estate Company

Homes For Sale By Owner – Why Using A Realtor Makes the Most “Cents”

According to, For Sale by Owner vs Realtor“statistics show that selling your home with the assistance of a professional realtor will garner you a higher profit, enough to cover the commission in addition to putting more money in your pocket.”

Selling a home on your own (For Sale by Owner), requires a seller to do all the negotiating in lieu of relying on an experienced agent who will help you receive the best value for your home. Experienced agents will also place your home on the market for an appropriate value based upon the climate of the current local market. This is not something that is normally accurately calculated by sellers as they tend to use generic online calculators that do not take several important factors into consideration. Appropriate pricing is crucial as pricing a house too high will turn off potential buyers and squander the house’s sale potential, while pricing a home too low leaves money on the table that the seller would have otherwise put in their pocket. Once the pricing is correct, making potential buyers aware of your home being on the market is the next crucial step.

For Sale by Owner Vs RealtorMany sellers underestimate the amount of time and money that is spent on marketing in order to complete an efficient sale. NextHome Priority, use the latest, up to date technology to send listings out to 100s of websites ensuring buyers see your home regardless of where they are searching. Print medias as well as connections within the community are also crucial and prove beneficial in finding a qualified buyer for a house as soon as possible. Time and money will be saved in the long run by trusting an agent and their extensive marketing.

Coordinating and hosting showings are another time consuming part of selling a house, unless you are willing to be available to let people into your house and potentially waste a lot of time on people who just want to look as well as investors who are looking to flip your property – it is best to allow an agent to handle the scheduling.

Paperwork and the legal aspect of selling a house can be a daunting, long, and tedious task. Small details, written variances, or forgotten forms can make a huge difference resulting in future liability.

Along with saving time and potentially earning sellers more money, agents ability to answer questions and provide recommendations throughout the home selling process is invaluable.

NextHome Priority Cares – Humane Society

NextHome Priority Cares

Earlier this week, we had the honor of being a Lucky Dog Sponsor at the annual Humane Society of Portage County Golf Outing!

Held at Sentry’s Golf Course, this annual fundraiser helps the shelter raise much needed funds to support the animals in their care.  Along with donating to the shelter, we were honored to provide bags to the golfers as well as set up a game at one of the holes! “It was a “purr-fect” day to be outside, meeting new people and being at Sentry World Golf Course for a great cause” Carlee stated.

Carlee Jakubek, Keely SullivanKalee Zdroik, & Lynn Senfelds enjoyed interacting with the golfers throughout the day as they played “Pin the Tail on Luke” as well as allowed golfers to enter to win a gift basket! As Lynn stated, “they had a great day meeting the golfers and employees of both Sentry World and The Humane Society!  She’d like to thank everyone for their generosity with the event and their participation at hole #10 where Luke seemed to be very popular and in demand!”

Partaking in events like these we are able to help a great cause while also interacting with the wonderful people in our community and are just one of the many reasons why we are grateful to be working for such a great, community orientated, company!  NextHome Priority Cares - Humane Society

Buying a House Without a Large Down Payment

20% Down Payment?

Have you hesitated to buy a house because you think you can’t, or shouldn’t, without a 20% down payment? You’ll be relieved to hear that isn’t necessarily the case! According to the National Association of Realtors, the average down payment was only 6% in 2017, down from 11% in 2016. While we do recommend talking to a mortgage or financial expert, read on to learn more about buying a home without a large down payment.

VA, FHA, Conventional Loan Programs and Down Payment Assistant Programs all help make it possible to buy a home with less than 20% down.
VA Loans are either fixed rate or adjustable rate mortgages that the U.S. Department of Veterans Affairs backs as a benefit for active-duty military personnel, veterans and some Down Paymentspouses/widow(er)s. While credit is taken into consideration, typically minimal requirements allow one to qualify for competitive rates as well as 0% down.

FHA, Federal Housing Administration, Loans allow one to put as little as 3.5% down and typically can help borrowers who would not qualify for other types of financing. Those with lower credit and higher debt to income ratios would use this loan as opposed to a conventional loan. However, although this loan allows many people to qualify to buy a home that otherwise would not be able to, there is mortgage insurance that must be paid on top of the actual loan amount for the life of the loan.

Conventional Loans require that the borrower have a minimum FICO score to qualify however do not require a 20% down payment. The rates for these loans are low but private mortgage insurance is typically required until the loan-to-value ratio reaches 80%.

First Time Home BuyerOftentimes restricted to first time homebuyers, down payment assistant programs are designed to be secondary loans or gifts to help meet minimum down payment requirements. Different variables are taken into consideration such as credit score, income level, property type, and property location to determine who and how much one will qualify for.

So while a lot can depend on individual scenarios, it is reassuring to know that there are several options out there that do not require a 20% down payment in order to get you into your Next Home!

Keeping Your Lawn Mosquito Free!

Summer has finally reached Stevens Point and along with that comes pesky mosquitoes! Whether you are in a new house and need to get some Mosquito Free Yardlandscaping done or in a home you have lived in for years and want to spend time outside barbecuing, mosquitoes can be a huge deterrent! Are you looking for ways to keep these pests out of your yard? Keep reading for tips on enjoying your lawn with as few of these biters as possible!

The first step is prevention! Eliminate standing water by dumping out kiddie pools, dog bowls, plant saucers, tarps, etc on a regular basis. Mosquitoes only need a small amount of water to reproduce and the entire process only takes 7-10 days from the time the eggs are laid to them becoming adults. Trash and leaves should be thoroughly cleaned up from your yard regularly as they create a perfect breeding ground for mosquitoes. Finally ensure that your gutters are cleared so water can run through them quickly. Spending a little time on these tasks throughout the summer will prove to be well worth the effort.

While you are landscaping,French Bulldog in his yard incorporate these plants as natural mosquito repellents: citronella, catnip, rosemary, marigolds, horsemint, ageratum. These plants are fairly easy to grow and give off a scent that repels mosquitoes. The effectiveness does depend on circumstances though such as the quantity and sometimes variety of the plant as well as the weather. If it is a breezy day and the wind is blowing a direction opposite of where the mosquitoes are flying from, these of course will not be as effective.

Mosquito traps as well as chemical sprays ar e another option. Mosquito traps typically use a propeller or vacuum to suck the bugs into the machine where they are then killed. These traps do work right away but it does take approximately a month to break the mosquito breeding cycle for a significant difference. Chemical sprays, whether done by the home owner or by a company are another way to reduce or eliminate the pests. There are several options available that range from having to retreat the yard every few weeks to commercial grade treatments that will last an entire summer. Toxicity, amount of yard to treat, as well as reviews of the product should all be considered before choosing a chemical treatment.

Finally, in combination with any of these techniques, using fans on your patio, wearing nets, and spraying repellant or essential oils on yourself or clothing while outdoors will allow for you to enjoy your time outdoors!
